It's usually time to replace a boiler when it is over 10 to 15 years old, breaks down more than once a winter, needs repairs costing a large share of a new boiler, or struggles to heat the house evenly. A new boiler from Prime Gas Services costs £1,900 to £4,000 fitted, with 5 to 10 years' manufacturer warranty.
Most boilers don't fail all at once. They drop hints first: a fault code that keeps coming back, a radiator that never quite warms up, a boiler that needs its pressure topping up every week. Each one on its own is easy to live with, and a repair is often the right answer. But there comes a point where you're paying to keep an old boiler limping along when that money could go towards a new one. After 20 years of fixing and fitting boilers, I look for these five signs when someone asks me whether it's time.
1. Your Boiler Is Over 10 to 15 Years Old
Age on its own isn't a reason to rip out a working boiler, but it changes the maths. Once a boiler passes 10 to 15 years, parts get harder to find, the original manufacturer warranty is long gone, and the design is usually less efficient than what's on the market today. A boiler of that age that's still serviced every year and running well can carry on. One that's also showing any of the other signs below is usually on borrowed time.
If you're not sure how old yours is, the model name and serial plate are normally on the front or underneath the casing, or you can ask us at your next boiler service.
2. It Breaks Down More Than Once a Winter
One breakdown in a cold snap is bad luck. Two or three in the same winter is a pattern. The same fault code returning, the boiler locking out and needing a reset, or a different part failing each time all point to a boiler that's wearing out as a whole rather than one bad component.
A useful rule of thumb: add up what you've spent on boiler repairs over the last couple of years. Our repairs typically cost £100 to £400. If a new quote for one more repair would take that total close to the cost of a new boiler, it's worth asking for an installation price at the same time so you can compare like for like.
3. The House Heats Unevenly or Pressure Keeps Dropping
Cold spots at the bottom of radiators, some rooms warm while others stay chilly, and hot water that runs hot then cold are all common complaints with an ageing system. They don't always mean the boiler is finished, though. Sludge in the pipes and radiators causes a lot of these symptoms, and a powerflush (£400 to £600) can bring a tired system back to life.
Pressure loss is similar. A boiler that needs topping up every week may have a small leak or a failing expansion vessel, both of which can be repaired. The question is what else is going on. If the pressure issue sits alongside old age and repeat breakdowns, replacement starts to make more sense than chasing faults one at a time.
4. Your Bills Are Rising and Parts Are Hard to Get
Boilers tend to lose efficiency as they age, so you burn more gas to get the same heat. If your energy use has crept up while your habits haven't changed, the boiler may be part of the reason.
The other sign is parts. When an engineer tells you a part is discontinued, on back order, or only available second-hand, every future repair gets slower and more expensive. That's often the moment people decide to stop waiting for the next breakdown and plan a replacement on their own terms, rather than in the middle of January with no heating.

Call for Advice5. Warning Signs That Need an Engineer Straight Away
Some symptoms aren't about cost at all. If you notice any of these, stop using the boiler and get a Gas Safe registered engineer to look at it:
- A yellow or orange flame: a healthy gas flame burns blue. A lazy yellow flame can mean poor combustion.
- Black marks or soot: staining around the boiler casing or flue.
- Your carbon monoxide alarm going off: or people in the house getting headaches or feeling unwell when the heating is on. Turn the appliance off, open doors and windows, get everyone outside into fresh air and call the National Gas Emergency number on 0800 111 999.
- A smell of gas: turn off the gas at the meter if it's safe to do so, open windows and call the National Gas Emergency number on 0800 111 999.
Once the boiler has been made safe, we'll give you an honest view on whether it is worth repairing or whether replacement is the safer choice.

Most boilers give 10 to 15 years of good service if they're serviced every year. Some last longer, but once a boiler reaches that age, parts become harder to find and breakdowns tend to become more frequent.
Often, yes. A single fault on a boiler that's otherwise reliable is usually worth repairing, and our repairs typically cost £100 to £400. If the boiler is old and breaking down repeatedly, we'll tell you honestly when replacement makes more sense.
